Glacier Location is licensed by IMPIC (Instituto dos Mercados Públicos, do Imobiliário e da Construção), ensuring a high professional standard of service for both owners and tenants. Tailored approach

Property management is built around the individual goals and priorities of each owner. Our core services include property marketing and positioning, tenant search and selection, financial screening, inventory preparation, rent collection and monitoring, and comprehensive property management. Additional bespoke solutions are available on request.

Full management

The ideal choice for owners who prefer to delegate all operational responsibilities. Full management covers regular property inspections, condition reports, coordination of maintenance and repair works, and liaison with insurance companies. Upon tenant changeover, we handle professional cleaning, any necessary repairs, and full preparation of the property for the next occupancy.

Investment property

We guide investors through every stage: identifying properties with strong investment potential, analysing yield and liquidity, managing the transaction, preparing the property for rental, and providing ongoing management. Our goal is to build a sound and sustainable investment.

Management for non-resident owners

For clients based outside Portugal, we provide complete oversight of their property: regular inspections, transparent reporting, prompt resolution of any issues, and market advice when tenants change.

Pricing

  • Full management — 20% of the rental value + VAT (monthly).
  • Individual services — where full management is not in place, each service is charged separately at €100 + VAT. This covers additional property visits, key cutting, cleaning coordination, repair coordination, technical inspections, and security system installation.
    Costs of materials and third-party specialists are charged separately.
  • Travel expenses — €0.40/km for visits outside the city of Lisbon, including municipalities within Greater Lisbon.
